Position Overview
The Senior Estimator is responsible for leading the estimating process for both residential and commercial construction projects, from early conceptual budgeting through final bid submission. This role plays a critical part in setting projects up for success by producing accurate, competitive, and well-thought-out estimates. The Senior Estimator will report directly to the Director and work closely with operations to ensure a clean handoff from preconstruction to execution.
Key Responsibilities
- Prepare detailed cost estimates for residential and commercial projects across all phases (conceptual, schematic, design development, and construction documents)
- Analyze drawings, specifications, and project requirements to develop complete and accurate scopes of work
- Solicit, review, and level subcontractor and vendor bids to ensure full coverage and best value
- Identify scope gaps, overlaps, and risk exposures early in the estimating process
- Develop and maintain budgets, takeoffs, and cost breakdowns with clear documentation
- Lead value engineering efforts without compromising quality or intent
- Track market conditions, material pricing, and labor trends to keep estimates current and competitive
- Participate in preconstruction meetings with clients, architects, and internal teams
- Support contract negotiations and scope clarifications as needed
- Ensure a smooth turnover to the project management team, including detailed scope reviews and assumptions
- Build and maintain relationships with subcontractors and suppliers
- Continuously improve estimating processes, tools, and cost databases
Qualifications
- 5-8+ years of estimating experience in residential and commercial construction
- Strong understanding of construction methods, materials, and sequencing across multiple asset types
- Proven ability to develop accurate budgets from limited information
- Experience with estimating and takeoff software (e.g., Procore, PlanSwift, Bluebeam, Excel)
- Strong analytical and organizational skills with attention to detail
- Ability to read and interpret construction drawings and specifications
- Strong negotiation and subcontractor management skills
- Excellent communication and coordination abilities
- Ability to manage multiple estimates and deadlines simultaneously
